Everything you need to build. Nothing you don't.

For the owner-builder or the client who already has a builder. You get a complete, DA-ready architectural set — everything your council and builder need to get started.

What's Included

  • ✓ Design selection from our catalogue or custom brief
  • ✓ Architectural concept design — up to 3 rounds of revisions
  • ✓ Full DA-ready construction drawings (floor plans, elevations, sections)
  • ✓ Structural engineering coordination and sign-off
  • ✓ Energy efficiency report (NatHERS or BASIX as required)
  • ✓ Site-specific adjustments (wind, soil, flood, bushfire overlays)
  • ✓ Complete documentation package — council-submittable

Not Included

  • ✗ Builder labour and construction
  • ✗ Slab and footings
  • ✗ Internal fit-out (flooring, cabinetry, fixtures)
  • ✗ Electrical, plumbing, HVAC
  • ✗ Council application fees

Builder Referrals

Don't have a builder? We maintain a referral network of vetted builders across QLD and Northern NSW who are experienced with these build types. We'll connect you — at no cost. Or bring your own builder. Our drawings work with any licensed builder.

Payment Terms

50% deposit to commence work. 50% on delivery of final documentation. Fixed price — no surprises.

8–12 weeks from deposit to final documentation. Concept presented in Week 1–2.
